Why brokers send deals to Veraciti Capital
- Direct access to the decision-maker. Veraciti Capital is a balance-sheet lender that funds loans with its own money. There is no institutional capital behind the loan and no outside committee, so the team that reviews your deal is the team that decides.
- Calls returned within 2 hours; term sheets within 24. We return phone calls within 2 hours during regular business hours.
- Term sheets typically within 24 hours. Indicative term sheets are typically delivered within 24 hours of intake review, so you can go back to your client with real terms quickly.
- A straight answer either way. If the deal is not a fit, we tell you quickly so you can move on.
- Fewer hurdles for your client. Limited paperwork, valuation in-house or by broker price opinion (BPO) with no full appraisal, and no minimum credit score.
- Closings in about 2 weeks or less, subject to underwriting, valuation and how quickly diligence items come in.
Our Broker Protection commitment
Your client relationship is your business. On every loan you bring us, we commit to the following:
- We never go around the broker. If you introduced the deal, it stays your deal, through closing.
- Your points and fees are protected. We do not renegotiate or undercut the compensation you have agreed with your client. There is no set cap on broker compensation, provided the borrower agrees to both our points and yours. We simply ask that it stay reasonable: unusually high total points lead to closer underwriting review, since they can suggest a deal was hard to place elsewhere.
- You stay on all communications. You are copied on term sheets, conditions and closing updates, so nothing happens without you.
- No direct solicitation of your client. We do not market to or solicit borrowers you introduce to us.

Property types we finance
We lend on multifamily (5+ units), mixed-use, retail and restaurant, office, light industrial and self-storage properties. We also finance residential investment property: high-end residential properties and single-family rentals of 1–4 units. Residential loans are for non-owner-occupied investment property only; no one in the borrower group may live in the property.
Deal types include acquisitions, quick closes, refinance and cash-out, rehab, construction completion, value-add, lease-up and special situations. See our commercial bridge loans, commercial hard money loans and small balance commercial loans for more on each program.
How to submit a deal
- Start the application as a broker. Use the commercial loan application; it opens with “A mortgage broker” selected so you can add your brokerage name.
- Give us the deal basics. Property address and type, purchase price or value, loan amount, the business plan and the exit. A rent roll or operating statement helps on income property.
- Get an answer. We review it directly and, when it fits, send an indicative term sheet typically within 24 hours of intake review.
