Commercial loan programs in Virginia
We offer short-term, first-lien commercial financing across Virginia:
Why Virginia investors choose us
Every loan is funded with our own money. As a balance-sheet lender, we have no institutional capital behind our loans and no outside committee to satisfy, so the people who review your deal make the decision. Expect limited paperwork, an in-house or BPO valuation with no full appraisal, no minimum credit score, and closings in about 2 weeks or less, subject to underwriting.
Loans typically run $100,000 to $2,000,000; smaller loans, and larger loans up to $5,000,000, are considered case by case. Rates are 10.99% to 12.99% (current typical range; subject to change, market conditions and underwriting), with 2 to 4 points, interest-only payments, up to 70% LTV or LTC on a first lien, and a term of 12 months, plus one optional 6-month extension.
Property types we finance in Virginia
How investors use our financing in Virginia
Northern Virginia transitional properties
Older office buildings, retail centers and apartment properties close to Washington often need repositioning before they fit a permanent lender. A bridge loan funds the purchase and the plan.
Richmond and Hampton Roads value-add
Mixed-use buildings, small apartment properties and neighborhood retail in Virginia's other metros frequently trade with upside that conventional lenders will not underwrite yet.
Small-city and highway-corridor properties
Self-storage, light industrial and retail along Virginia's interstate corridors and in its smaller cities can fall below the size big lenders want. These are exactly the small balance deals we review.
Before you submit a Virginia deal
Confirm zoning and any planned change of use with the locality early, and line up title and survey work quickly. Send us the leases or rent roll, the renovation scope and budget, and how you plan to exit the loan.
1–4 unit residential investors
In Virginia, we also finance residential investment property: high-end residential properties and single-family rentals of 1–4 units. The property must be non-owner occupied (investment only), and loans are business-purpose and subject to underwriting.
What we don’t lend on
- Owner-occupied homes or any property the borrower will live in
- Loans for personal, family or household purposes
- Ground-up construction or land loans
- Second liens or mezzanine financing
- DSCR or long-term rental loans (we make bridge loans only)
