Commercial loan programs in Washington, DC
We offer short-term, first-lien commercial financing across Washington, DC:
Why Washington, DC investors choose us
Every loan is funded with our own money. As a balance-sheet lender, we have no institutional capital behind our loans and no outside committee to satisfy, so the people who review your deal make the decision. Expect limited paperwork, an in-house or BPO valuation with no full appraisal, no minimum credit score, and closings in about 2 weeks or less, subject to underwriting.
Loans typically run $100,000 to $2,000,000; smaller loans, and larger loans up to $5,000,000, are considered case by case. Rates are 10.99% to 12.99% (current typical range; subject to change, market conditions and underwriting), with 2 to 4 points, interest-only payments, up to 70% LTV or LTC on a first lien, and a term of 12 months, plus one optional 6-month extension.

How investors use our financing in Washington, DC
Mixed-use on neighborhood corridors
Many of the District's commercial streets are lined with older buildings that combine ground-floor retail or restaurants with apartments above. A vacant storefront or dated upper floors can make these buildings hard to finance conventionally. A bridge loan can fund the purchase, the re-tenanting and the renovation, then give way to a long-term loan.
Apartment buildings with a value-add plan
Small and mid-size apartment buildings often trade with deferred maintenance or rents below market. Bridge financing lets an investor close quickly, renovate and stabilize before refinancing.
Time-sensitive refinances
When a loan is maturing, a partner wants out or a lender will not extend, a quick-closing bridge loan can buy the time needed to stabilize or sell.
Before you submit a Washington, DC deal
Build local timing into your plan. DC has tenant-protection rules, including the Tenant Opportunity to Purchase Act, that can affect the timeline for selling or buying occupied residential buildings, and permitting for renovations can take time. Work with a local attorney and title company early, and send us the rent roll, the leases and your renovation scope with the deal.
1–4 unit residential investors
In Washington, DC, we also finance residential investment property: high-end residential properties and single-family rentals of 1–4 units. The property must be non-owner occupied (investment only), and loans are business-purpose and subject to underwriting.
